About This Project

In the Western Hill neighbourhood of St. Catharines, we are leading a project to enhance adjacent properties on Rykert Street, comprising 0.8 acres of residential land. Local land owners approached Better Neighbourhoods to consult on the highest and best use for the properties and to work as ongoing project managers through the urban design, site approval and further phases.

 

The site that has been developed features a 10-unit townhouse plan in three unique blocks. Residents of the development utilize a central shared parking area in the middle, which frees the streetscape and architecture to be free of large garages. Additionally, each townhome is designed with a unique facade. This contributes to the unique sense of place, and is cohesive with the surrounding neighbourhood.

 

Among the numerous benefits that this site provides to the neighbourhood and to the city, the 10 unit development will provide a significant increase in tax revenue. Our economic review found that this new development would increase the site’s tax assessment by $3,200,00 which equates to an additional $45,760 in annual property tax revenue.
